THE REQUIREMENTS for a RESIDENTIAL PROFESSIONAL
The requirements for success in any production supervisory, production support, or warranty service role at any type of new homebuilder. We cover the gamut of SMA-endorsed best practices in project staging, scheduling, even-flow operations, lean operation/waste reduction, quality assurance, as well as the basic financial metrics of the industry. Also individual performance and effectiveness in time management, planning and conducting successful meetings, creating complete project documentation, and the rules of the road for professional business communication. All intended to help to keep your company out of hot water caused by incomplete documentation and subsequent misunderstandings.

BUILDING SCIENCE and STRUCTURAL KNOWLEDGE
Building a Superior Quality, Durable Home. This module extensively teaches best practices in modern building science and the five “building control layers” to eliminate problems caused by moisture, air infiltration, soil gasses, and more. From there we cover air-sealing and thermal insulation required for various climate zones. Next up structural knowledge, understanding what various engineers deal with to specify and size the structural components of a home. Attendees learn to recognize defects in component sizing, workmanship, and how to maintain complete load paths from the peak of the roof to the bottom of the building footings. We cover both conventional construction techniques as well as emerging new building technology your people may encounter on the job.

CONSTRUCTION and CODE KNOWLEDGE
Fifteen weeks of intense construction and building code knowledge, focused on helping your people minimize profit-robbing re-work and warranty claims generated by avoidable construction defects. We start with correctly preparing the building site and siting the house. Next, correctly setting the grading elevation of the home to best deal with surface and subsurface water control. They will learn how to correctly estimate cut and fill on any lot, which is often the single largest cost variance builders face. From there we virtually construct a home on a 12-week schedule, covering the best practices and code knowledge required by each phase of construction, re-visiting daily walk and quality assurance for each trade from beginning to end. Finally, attendees will learn the “SMA Way” of completing, certifying defect-free, and then delivering and demonstrating the new home to the buyer, as well as turning the 30-day follow-up into an asset for your company instead of a warranty fishing expedition.
